While we enjoy seeing you upon your arrival in Sunriver, we know that you are anxious to arrive at your home and begin to truly enjoy your Sunriver vacation. No more waiting in long lines!

I being the individual responsible for the reservation attest that I am at least 21 years of age. By submitting this agreement, I agree to all terms and conditions herein.
1. EXPRESS CHECK IN – Advance payment for the “Balance Due” must be received 30 days prior to scheduled arrival, to qualify for Express Check In. If your arrival date is less than 30 days from the time you made your reservation, you can still participate in Express Check-In by calling our office immediately at (800) 541-1756. Reservations made within 30 days of arrival require Payment In Full At The Time Of Reservation. Express Check In requires participation in the Damage Waiver Plan, charged to your credit card 30 days prior to arrival and all signed paperwork is on file with our office.
2. CANCELLATION/CHANGE – Cancellations will result in a $25.00 cancellation fee. No Refund will be given if the cancellation is made within 60 days of the scheduled arrival date if the property is not re-rented for the reserved period. No Refunds will be given for delayed arrivals or early departures.
3. SECURITY DEPOSIT/DAMAGE WAIVER – A Damage Waiver Plan is required on all reservations utilizing Express Check-In. The Non-refundable Damage Waiver Plan, at a cost of $35.00, $45.00, $60.00 or $100, dependant upon your chosen accommodations, will relieve you of the cost for all unintentional loss or damage to the property you occupy. The cost of the Damage Waiver Plan is detailed below:
- $35.00 one time non-refundable deposit 1 Bedrooms/Studios
- $35.00 one time non-refundable deposit 2 Bedrooms
- $45.00 one time non-refundable deposit 3 Bedrooms
- $45.00 one time non-refundable deposit 4 Bedrooms
- $60.00 one time non-refundable deposit 5 Bedrooms
- $60.00 one time non-refundable deposit 6 Bedrooms
- $60.00 one time non-refundable deposit 7 Bedrooms
- $100.00 one time non-refundable deposit 8 Bedrooms

4. Sunset Lodging reserves the right to substitute comparable accommodations, without notice or liability, should the property be out of order or unavailable. When comparable accommodations are not available, Guest will have the option of selecting from available properties at the published rate or receiving a full refund. Sunset Lodging does not give Cash Refunds.
5. Guest agrees to hold Sunset Lodging or property owners free and clear of any liability for damage to self or property, resulting from accident or injury, or loss of enjoyment, due to power outages, rain, snow, sun, negligence, defective construction, fire, theft, inoperable appliances, Hot Tub/Spa, missing or inoperable bicycles et al. Sunset Lodging will take all possible steps to see that the house equipment is in working order.
6. Deschutes County Occupancy Ordinances are strictly enforced. Maximum Occupancy is stated on your Reservation Confirmation and posted in the property. Over occupancy can result in heavy fines and/or eviction without refund.
7. Sunriver Regulations prohibit parking anywhere other than in the garage or driveway of the designated property for the reservation. Limit of 4 vehicles per property.
8. Sunriver Regulations prohibit the disturbance of all neighbors. Noise restrictions are strictly enforced after 10PM. Violations can result in fines to the occupants and/or eviction without refund.
9. Oregon Law requires all bicyclists under 16 wear helmets. The guest is responsible for providing all required helmets and enforcing this requirement for your group. Any noncompliance with this law is the responsibility of the Guest. Sunset Lodging does not guarantee the presence or condition of bicycles.
10. No Pets are allowed except in homes designated as Pet Friendly. If evidence of a pet is found in a non-pet home, you will be charged a minimum of $50.00 for additional cleaning. Failure to comply with our No Pet policy may result in eviction without refund and loss of all deposits.
11. ALL Sunriver properties managed by Sunset Lodging are non-smoking. If evidence of smoking is found in the home you will be charged a minimum of $100.00 for additional cleaning.
12. Lost Keys are charged to the Guest at $25.00 per key. If keys are subsequently returned, a refund will be given.
13. Check Out Time is 11AM the date of your departure.
